General Tenant Policies
We want to thank you for being one of the quality tenants that we have in our homes. It is our desire that you consider this to be your ‘home’.
- Rent is due the 1st day of each month and can be paid on-line from your checking account or credit card. http://KSquaredRE.ManageBuilding.com
- No Smoking inside the home.
- No waterbeds.
- No trampolines, condition of insurance company.
- Tenants need to follow HOA policies.
- Please avoid problems with neighbors. I hate to get calls.
- Pets, if any, must be good neighbors.
- If you want to add a pet it must be pre-approved.
- Reminder; lawn care is a tenant responsibility. If you need something out of the ordinary done, please contact Ken.

- Tenant must change furnace filters every month or so and flush the A/C condenser [outside fan box] at least once per year. These practices will improve efficiency of the A/C reducing your utility bills. Failure to do these things could cause damage to the unit.
- We do not allow repainting of walls without prior written approval. We have select acceptable colors. Other colors may be allowed with additional security deposit which can be refunded when you move out if the walls are painted back to the select color for the home.
- Our insurance covers only the structure. We recommend that you get a ‘renters policy’ to cover your valuables like furniture and electronics. I can recommend a good agent for you.
- If you decide that home ownership is for you, I would appreciate the opportunity to act as your Buyers Agent. If you purchase a home with Ken King as your Agent, K Squared Real Estate will allow early termination of your lease with no penalty.
